David M. Durning
President and Chief Executive Officer

David Durning is the president and chief executive officer of Prudential Mortgage Capital Company, he is responsible for managing all of Prudential's commercial real estate finance activities. Prudential Mortgage Capital is one of the largest providers of commercial mortgages in the United States with $76 billion in assets under management and administration as of March 31, 2013, virtually all of which were loans originated by Prudential. He is located in Chicago, IL.

Since joining Prudential as an investment analyst in 1988, David has assumed increasingly responsible and varied roles through the real estate and mortgage investment units. Most recently he was the Senior Managing Director, overseeing the company's agency lending businesses and loan production globally. Prior to joining Prudential, he was a lending officer for Chemical Bank, and a corporate finance associate for Shearson Lehman.

David received a BA from Middlebury College and an MBA from the Harvard Graduate School of Business. He holds the Chartered Financial Analyst (CFA) designation.

David is a member of the Prudential Investment Management Investment Committee and serves on the Executive Board of the National Multifamily Housing Council. He is a former Vice Chairperson of the Fannie Mae DUS™, Advisory Council and is a member of the Urban Land Institute and the Association for Investment Management and Research.


Paige Hood
Managing Director

Paige is a Managing Director with Prudential Mortgage Capital Company. In this role he serves as Portfolio manager for Prudential Mortgage Capital Company’s $36.6 billion General Account portfolio. He is responsible for setting investment policy and strategy, as well as overseeing the credit approval process for the portfolio which consists of primarily fixed-rate term loans secured by apartment, office, retail, industrial and hotel properties. The loans range in size from $2 million to over $300 million and are concentrated in the major markets across the country.

Paige has been with Prudential for over 20 years. Prior to becoming Portfolio Manager, he spent six years in charge of loan originations for the Western Region, based in San Francisco. During that time, his team originated over $5 billion of new loans for Prudential's General Account, its Capital Markets programs and Fannie Mae. Paige has also had assignments in loan originations, credit underwriting and mortgage asset management during his Prudential career.

Prior to joining Prudential, Paige spent six years in banking. He is a member of the Mortgage Bankers Association.


Sean Beggan
Managing Director

Sean is a Managing Director with Prudential Mortgage Capital Company. In this role he oversees the Strategic Initiatives Group and is responsible for PMCC’s secondary market activities, portfolio hedging and new business opportunities for PMCC’s balance sheet. He is located in Newark, New Jersey.

Prior to joining Prudential in 1998, he was a Vice President at Citicorp Securities, Inc. working in their real estate capital markets group. Previously, Sean had stints at Nissho Iwai American Corporation, Olympia & York U.S. Development Company L.P. and New York Life Insurance.

Sean earned his BS from New York University and his MBA from Baruch College of the City University of New York. He has been a speaker at several industry conferences and is a member of the CRE Finance Council. Sean lives in Mendham, New Jersey with his wife Marie and three children Danielle, Connor and Kaitlin.


Charles Allison
Managing Director

Charles is a Managing Director with Prudential Mortgage Capital Company, as well as the President of Prudential Agricultural Investments. In this role he oversees the agricultural lending operations, the agricultural equity investments, and the farm management and real estate brokerage unit.

Charles joined Prudential in 1990 as a Regional Vice President with Capital Agricultural Property Services, Inc. (CAPS), a wholly-owned subsidiary of Prudential. He assumed responsibilities for Prudential’s agricultural lending and equity businesses in 1993 for the Southeast United States. He was promoted to Managing Director in 2007 for his current role of managing the Ag unit. Prior to joining CAPS in 1990, he was an Economist and Manager of Business Analysis for A. Duda and Sons, and a Research Assistant with the University of Florida.

Currently, Charles is a Florida Real Estate Broker. In addition, he is a member the Florida Fresh Fruit and Vegetable Association, the Florida Citrus Processors Association, the Florida Forestry Association, and he is a past president of the Florida Chapter of the American Society of Farm Managers and Rural Appraisers (ASFMRA). He has also participated in the Florida Leadership Program for Agriculture and National Resources.


Clarke Welburn
Principal

Clarke is a Principal with Prudential Mortgage Capital Company, and is responsible for the Company's Risk Management Group. In this role he leads the Risk Management Committee, which monitors credit and portfolio related risks and trends associated with all Prudential Mortgage Capital lending activities, and provides a forum for credit related process review and policy development. In addition, the Risk Management Group is responsible for agency and corporate reporting functions, operating risk management activities and supporting new product and business development activities.

Clarke is a seasoned lending professional with extensive experience in corporate and commercial real estate lending and credit administration. He joined The WMF Group in 1987, which was subsequently acquired by Prudential. Prior to his association with Prudential, he served as Vice President, Commercial Real Estate for the National Cooperative Bank, and was a corporate banking officer for 1st American Bank, NA in Washington, D.C. and Central Penn National Bank in Philadelphia.


Hal Collett
President, Prudential Asset Management

Hal Collett is the president of Prudential Asset Management. In this role, Hal is responsible for the servicing and asset management operations associated with Prudential Mortgage Capital Company's commercial real estate loan portfolio valued in excess of $70 Billion, as of December 31, 2012. The diversified portfolio spans across several capital sources including CMBS, Fannie Mae, Freddie Mac, General Account and FHA.

Prior to assuming his current position, Hal served as the Vice President of Asset Management and Credit Surveillance and the Vice President of Servicing Operations where he provided direct oversight of operational risks within the same portfolio. His management responsibilities during his tenure at PAR have included, but are not limited to, review and approval of credit decisions, surveillance analytics, investor reporting, rating agency preparation, new product integration, policy and procedure creation, management of all regulatory audits across the platform, surveillance, loan document covenant monitoring, rent roll analysis, financial statement analysis, and tax and insurance compliance/ processing.

Hal's commercial mortgage servicing background includes experience as Manager of Investor Reporting at ORIX Capital Markets where he also served in the capacity of Special Servicer Asset Manager. He began his career in the commercial real estate industry at Bank One followed by five years at Nomura, an international investment banking and securities firm.

Hal received an MBA from The University of Texas at Arlington and a BA from Texas Tech University.


Mike Jameson
Managing Director

Mike is a Managing Director with Prudential Mortgage Capital Company. In this role he is responsible for managing the firm’s third-party, commercial mortgage asset management business. Mike is located in San Francisco, California.

Prior to joining Prudential in 1990, Mike acted as the Assistant to the President for The Shorenstein Company and as a retail leasing agent for Norris, Beggs and Simpson, a regional commercial brokerage firm. Between 2001 and 2007, Mike was responsible for loan originations for all capital sources in Northern California, the Pacific Northwest, Utah, Nevada and Arizona. Mike was also responsible for the pricing of General Account loans in his territory. During 1999 and 2000, Mike was involved in Prudential Mortgage Capital’s acquisition of The WMF Group, Ltd., a publicly-traded mortgage banking fi rm headquartered in Vienna, Virginia. Prior to this assignment, he was responsible for originating commercial mortgage loans in the Western United States and selling commercial properties for Prudential’s General Account.

Mike graduated with honors from the University of California at Davis in 1985 with a degree in Economics. He also received an MBA from the Haas School of Business at the University of California at Berkeley. Mike currently serves as the Chairman of the San Francisco District Council of the Urban Land Institute and is a member of Lambda Alpha International.


Mike McRoberts
Managing Director

Mike McRoberts is a managing director with Prudential Mortgage Capital Company.

In this role he is responsible for growing and enhancing Prudential's leadership position in multifamily lending as head of the company's market rate Fannie Mae and Freddie Mac portfolio teams and agency production team. He is located in Arlington,VA.

Prior to joining Prudential, Mike was a vice president and national head of sales and production for Freddie Mac, where he was responsible for the agency's conventional multifamily business, structured transactions and senior's housing teams, the national Freddie Mac Program Plus network and Freddie's four regional production offices. Earlier, he was national head of underwriting and credit and managing director of Freddie Mac's southeast region.

Before joining Freddie Mac in 1992, McRoberts held positions at First Maryland Mortgage Corporation in Baltimore and First Interstate Mortgage Corporation in Denver and Kansas City.

McRoberts holds a Masters of Business Administration from the University of Georgia and a Bachelor's of Business Administration from James Madison University.


Marcia Diaz
Managing Director

Marcia is a Managing Director with Prudential Mortgage Capital Company. She is responsible for overseeing loan production from regional deal teams located in Los Angeles, Atlanta and Washington DC. In this role, she oversees the origination platform of commercial mortgage loans across all major capital sources and property types. She is located in Los Angeles.

Marcia joined Prudential in 1990 and has held a variety of positions within the Prudential Mortgage Capital Company, the Prudential Realty Group and Prudential Securities.

Marcia received a BA from Stanford University and an MBA from the Haas School of Business at UC Berkeley.


Richard Flohr
Managing Director

Richard is a Managing Director with Prudential Mortgage Capital Company. In this role, he serves as co-head of Prudential Mortgage Capital Company's CMBS program. He is located in Chicago, Illinois.

Prior to this role Richard was responsible for loan originations for national accounts throughout the Central Region of the United States. During his 15 year tenure with Prudential Mortgage Capital, Richard has originated over $9 billion of loans on all property types. Before assuming these responsibilities, Richard worked in the Capital Markets Unit of the Prudential Realty Group and served as Asset/Portfolio Manager for Prudential Realty Trust, a publicly traded real estate investment trust that was liquidated in 1995. Richard joined Prudential in 1990 working on the equity and development side of the Prudential Property Company. Before joining Prudential, he worked for RGR Properties and Madison-Newmark Real Estate, two New York based real estate firms.

Richard holds an MBA from the Stern School of New York University, a BA from the College of Arts and Sciences and a BS from The Wharton School of The University of Pennsylvania. Richard is a Chartered Financial Analyst (CFA).


Paige Warren
Managing Director

Paige is a Managing Director with Prudential Mortgage Capital Company. In this role she oversees the company's affordable housing lending efforts and is primarily responsible for providing specialized product expertise to Prudential's system of originators and advisors nationwide. She is located in Arlington, Virginia.

Paige has Significant Experience in real estate analysis and affordable housing. Before joining Prudential, she served as the Deputy Director for HUD's Mark-to-Market program, which successfully restructured over 2,000 Section 8, FHA-insured properties nationwide by the end of 2003. Prior to her Government Service, Paige was Vice President for a consulting and policy analysis firm, AREA, Inc., which developed numerous financing and redevelopment plans for owners and lenders of subsidized housing and for governmental agencies. Paige also held positions at the development group at Security Capital Group and at Robert Charles Lesser & Company, where she scouted market and investment opportunities.

Paige earned her Bachelor's degree from Vassar College and her Master's degree from MIT.
